4 Signs That Indicate You Need a New Roof

Roofs are one of, if not the, most repairable part of any structure. In fact, one can get a few more years out of its expected life span with maintenance and timely repairs. However, the roof will reach a point where replacement becomes the more practical solution over repairs.   1. The roof is springing major leaks. Minor leaks usually don't make themselves known apart from stains on the walls and ceiling, and they're usually repairable. Major leaks, on the other hand, are anything but subtle. Major leaks typically involve buckets and some flooding. This happens when the roof is severely degraded or has sustained too much damage for repairs to be cost-effective.
  2. The roof is over 20 years old. Asphalt shingle roofs are expected to last 20 years. While it's not uncommon for some roofs to last longer, replacement is something that you should expect sooner rather than later if yours is approaching its 20th year. Consider investing in a roof with a longer life span if you'd prefer replacements to be few and far in between — metal roofs typically last for 50 years, tile and slate over 100.
  3. The roof line is sagging. Sagging roof lines indicate issues with the roof framing, usually because of age and moisture damage. In some cases, additional weight may have been placed on the roof, as is often the case with methods like re-roofing (where a new roof is installed over the old one) or DIY modifications. In any case, roofs in this condition require a complete rebuild, down to the framing.
  4. The roof has dark spots. Years of wear on an asphalt shingle roof will erode the outer layer of granules and expose the asphalt layer underneath: the reason why old roofs tend to have dark spots. Since asphalt is vulnerable to UV radiation damage, shingles in this condition should be replaced to ensure continued protection for your home.
